Broker James has offered 70% new construction buyer rebates since establishing California Magic Real Estate in 2004. The new construction buyer rebate is in writing, simple, and you can qualify in minutes. The entire process, including visiting the community, should take about an hour.

WHY BUILDERS PAY OUTSIDE BROKERS

New Construction builders pay third-party Brokers (like Broker James) a "procuring cause referral fee" in order to bring in potential outside clients that would have not otherwise visited the community. The "procuring cause" is the understanding that YOU would not have visited the development without initially being brought in by the me on your FIRST VISIT. That referral fee is commonly known as a "Broker Co-Op" fee. If a builder does not offer me a Broker Co-Op, I will refuse to bring in any new clients to their community. If the Broker Co-Op is too low, there is a chance that a Broker can guide their client to a separate new construction community that offers a higher Broker Co-Op, and that is why the New Construction communities try to offer a competitive Broker Co-Op structure.

HOW MUCH IS THE BROKER CO-OP?

The Broker Co-Op varies between communities, and in a hot sellers market may be as low as 0%, and in a buyers market can be as high as 3%. I would receive a Broker Co-Op from the builder by registering you with the builder either over the phone or by filling out a simple one-page form they provide us on your first visit, if down the road you decide to purchase a home in that community. My Broker Co-Op is earned in exchange for "referring" you to work directly with the developer going forward. Again, the referral fee varies and I do not know what it is for a particular community until I call the builder and ask them how much their Broker Co-Op is.

HOW MUCH IS THE NEW CONSTRUCTION BUYER REBATE?

BROKER JAMES OFFERS THE HIGHEST NEW CONSTRUCTION BUYER REBATE at 70% of our Broker Co-Op, up to 2.5% of the total purchase price. The actual dollar amount of the rebate is based on three things: The purchase price of the home multiplied by the amount of the Broker Co-Op that particular builder has agreed to pay me, multiplied by 70% rebate amount in our signed New Construction Rebate Agreement.

NEW CONSTRUCTION BUYER REBATE AGREEMENT

The Buyer Rebate Agreement between us is simple, and involves you signing a one-page form stating that if you end up entering a contract to purchase a home from any builder in which I get paid a commission within 90 days and subsequently purchase that home within one year, I will then give you 70% of whatever commission I earn in that transaction. That New Construction Rebate Agreement does NOT commit you to anything, and only commits ME to paying YOU IF I end up making money. I normally prepare the document the day before you plan to visit the community, and we both sign electronically.
